Life-cycle management and production process

Our strategy: Through its integral range of services, spanning the entire life cycle of infrastructure projects, real estate and other facilities, HOCHTIEF creates and adds sustainable value.

Each project necessitates the development of a carefully tailored production process, in which not only health and safety at work, but also ecological issues enjoy high priority. HOCHTIEF offers its customers a comprehensive service portfolio that addresses all phases of construction.

The mixed-use Constantinhöfe project in Cologne is a prime example:


Life-cycle management:

Development:

HOCHTIEF Projektentwicklung speculatively draws up a property development concept, acquires the municipal site and partners the City of Cologne in drafting a development plan.

Design:

An outline scheme satisfying all relevant property market and urban design criteria is prepared in collaboration with architects JSWD (Jaspert, Steffens, Watrin und Drehsen) and the City of Cologne.

Marketing/letting/sale:

The early prelet agreement with anchor office tenant Atradius paves the way for sale of the property to end investor AMB Generali a full year prior to completion.

Financing:

Through a financing concept drawn up by HOCHTIEF, provision is made for 100 percent external funding of the Constantinhöfe.

Construction planning:

HOCHTIEF Consult performs structural calculations and assumes responsibility for implementation of the design.

Construction management:

HOCHTIEF Construction draws up a site installation plan to promote safety at work and ensure the trouble-free progress of operations.

Procurement:

Apart from handling the procurement of materials, systems and services, HOCHTIEF Projektentwicklung directly awards contracts, e.g. for design work and tenant outfitting.

Construction:

With the exception of just a few rental units requiring tenant outfitting, the Constantinhöfe development is built to turnkey stage by HOCHTIEF Construction. The final outfitting works to the rental premises are supervised by HOCHTIEF Facility Management.

Logistics during construction phase:

For the construction of the Constantinhöfe, HOCHTIEF subsidiary Streif Baulogistik provided five rotary tower cranes and the complete electrical equipment for the site (e.g. transformer stations, distributing cabinets, etc.).

Marketing and sale:

The office premises and high-spec apartments are let in close collaboration with local realtors. Sale to the end investor is concluded a whole year prior to completion.

Operation:

HOCHTIEF Facility Management oversees operation of the Constantinhöfe complex, monitoring its condition and energy use, up to the time of handover to the end investor.

Property management:

Following sale of the Constantinhöfe, HOCHTIEF Property Management acts as the agent of purchaser AMB Generali in the discharge of its duties as owner.

Asset management:

HOCHTIEF also offers asset management - a field in which it can boast a long track record in the administration and exploitation of major real estate portfolios. Comprehensive analyses determine the best course of action for the properties in the portfolio, wehter modernization, adaptation, adjustment or sale, for example.

Energy management:

HOCHTIEF Facility Management advises on future operating costs. To minimize energy costs, three well systems tap groundwater to serve as a cooling medium in hot weather and a heat source in cold periods.

Facility management:

HOCHTIEF Facility Management successfully bids for the building operation contract awarded by AMB Generali Immobilien, thereby ensuring the professional running of the Constantinhöfe complex.

Building Diagnosis:

With the Building Diagnosis, the Constantinhöfe can, for example, be brought into sync again with the latest standards in the fields of energy and technology at the end of their life cycle.

Insurance:

HOCHTIEF Insurance provides Group-wide cover for project risks prior to, during and after the construction period. Customers, owners and end users can likewise insure themselves against risks such as fire and operational disruption.
